Land Buying Guide for Uganda: A Step-by-Step Overview

Buying land in Uganda follows a fairly standard process, but it helps to know each step before you begin.
Step 1: Identify the land and confirm your budget, preferred location and intended use (residential, commercial or agricultural).
Step 2: Carry out due diligence — title search, physical verification, and boundary confirmation with a licensed surveyor.
Step 3: Negotiate terms and sign a sale agreement, ideally reviewed by a lawyer, spelling out price, payment schedule and responsibilities.
Step 4: Make payment according to the agreed schedule, and ensure receipts are issued for every instalment.
Step 5: Complete the transfer at the Ministry of Lands, including payment of stamp duty and registration of the transfer into your name.
Step 6: Obtain your new title or, where applicable, register your interest with the relevant local authority.
